Owner Services

Home Care: Housekeeping, Preventative Maintenance, and Routine Inspections

The care of your home is our top priority, and we treat it like our own.

  • The entire housekeeping, maintenance, and inspection process is tracked with a fully integrated management solution called Breezeway.
  • Breezeway allows us to ensure a clean is never missed, items reported by guests are checked and addressed, gives up to the minute status on if a house is ready for the guest, and so much more.
  • We hire professional housekeepers and set high standards for what is expected each time the home is cleaned.
  • Housekeepers complete checklists in breezeway with items and details specific to your home.
  • Our housekeepers clean the same homes every time so they can identify damage and report items that are getting worn or failing and we can proactively resolve issues.
  • We perform regular housekeeping inspections and follow up with feedback to the cleaner
  • During housekeeping inspections, we can identify items that need attention and schedule follow ups for preventative maintenance
  • Handymen and service providers available to address any urgent maintenance items.
  • We work with local contractors and never mark up any services conducted by our contractors to service and maintain your home.

Advertising
We use the leading vacation rental advertising websites, our own state-of-the-art website, and industry leading strategies to advertise your home.

  • Your home is listed on all the major booking sites including:

  • All homes cross listed with our sister company URelax Vacation Rentals, doubling the opportunity for guests to see your home.
  • Partnered with Visit SLOCAL, the San Luis Obispo Countywide destination marketing organization, to list each of our homes in the Lodging section of their website.
  • Professional photos are paid for by Beach-N-Bay when you sign on with us, and on certain homes we also offer a full 3D walkthrough.
  • Enticing and thorough descriptions are written by our team so a potential guest is compelled to choose your home when it meets their criteria.
  • To fill your home in the slower season, we advertise and attract long-term tenants (typically 1-3 months in the winter)

 

Marketing
We maximize income through active dynamic marketing.

  • Utilize specials and discounts to bring in additional near-term guests.
  • Analyze the performance of each home to assist us in pricing and occupancy control using an industry leading software product called Key Data.
  • Intelligently manage pricing and occupancy based on market heat and historical results.
